Punta Gorda Isles was established as a deed restricted community when it was originally established and sold. The deed restrictions were in place for a 30 year period in accordance with Florida law. In 1995 as deed restrictions in certain areas of PGI began to expire, it was decided that the deed restrictions would not be renewed; but, would be incorporated into a set of unique community standards in the city of Punta Gorda codes.
Punta Gorda Isles is now located in a special overlay district that contains special use regulations in addition to Punta Gorda city codes.
